Daytona Beach home sales soared through February

Compared to Feb 2020, Wyse Home Team Realty reports there was an 11% increase in total home sales and a 10% increase in the median sales price. Home sales were the highest in Ormond Beach.

Daytona Beach area home sales continued to soar in February.  

An analysis of Daytona Beach Multiple Listing Service data by Wyse Home Team Realty showed that 407 existing single-family homes (detached) were sold in the Daytona Beach area with median home sales price of $275,000. That’s an 11% increase in total home sales and a 10% increase in the median sales price, compared to February 2020. Total sales volume was up by 35% in year-over-year comparisons.

In monthly comparisons, MLS reports show the median home sales price fell slightly from February. But total home sales rose 10.5% during that time.  

  • February 2021: 407 sales, $140,415,456 sales volume, $275,000 median sales price.
  • February 2020:  366 sales $103,807,906 sales volume, $250,000 median sales price.
  • January 2021: 368 sales, $125,270,693 sales volume, $282,194 median sales price.
  • January 2020:  314 sales $98,197,782 sales volume, $247,995 median sales price.
  • Year-To-Date 2021: 775 sales, $265,686,149 sales volume, $280,000 median sales price.
  • Year-To-Date 2020: 680 sales $202,005,688 sales volume, $250,000 median sales price.

“I think February offered a sneak peak of busy spring and summer home sales season ahead,” said Daytona Beach area real estate agent Ron Wysocarski, broker and CEO of Wyse Home Team Realty in Port Orange. “But that will be tempered by desperately low inventory levels that are continuing to create hurdles and delays for home buyers here.”  

The inventory levels of available homes listed for sale in the Daytona Beach area fell further in February, according to MLS data. The number of available homes in January was 47% lower than in February last year, and down another 6.5% from January.

  • February 2021 Inventory: 1206 single family home listings were active at some point during the month
  • February 2020 Inventory: 2301 single family home listings were active at some point during the month
  • January 2021 Inventory: 1292 single family home listings were active at some point during the month

Wyse Home Team Realty also analyzed data for key areas where home buyers shop. The reports show the median home sale price rose notably in New Smyrna Beach. Home sales were highest in Ormond Beach, where sales grew by 50% over January.

  • Ormond Beach: 107 sales, $329,000 median sales price.
  • Mainland Daytona (Including Holly Hill and South Daytona): 59 sales, $190,000 median sales price.  
  • Beachside (Ormond By The Sea to Ponce Inlet): 63 sales, $279,000 median sales price.
  • Port Orange: 77 sales, $300,533 median sales price.
  • New Smyrna Beach: 66 sales, $400,000 median sales price.
