Pool home in Breakaway Trails tops the sales list

A house in Breakaway Trails was the top real estate transaction in Ormond Beach and Ormond-by-the-Sea for the week of May 31 to June 6 in the Multiple Listing Service. Eric and Martha Liebman, of Daytona Beach, sold 31 River Chase Way to Mark and Katie Zunkiewicz, of Ormond Beach, for $662,500. Built in 2011, the house is a 5/4.5 and has a swimming pool and 3,707 square feet. It sold in 2014 for $575,000. Following is a partial list of the week’s other sales.

Ormond Beach

Jeffrey and Corinna Eberflus, of Ormond Beach, sold 1 Tidewater Drive to Matthew Merrell, of Ormond Beach, for $550,000. Built in 1986, the house is a 6/2.5 and has a fireplace, swimming pool and 3,198 square feet. It sold in 2012 for $204,900.

Louise Voreis, of Ormond Beach, sold 146 Heritage Circle to Joseph Heilman, of Ormond Beach, for $330,000. Built in 1989, the house is a 3/2.5 and has a fireplace and 2,133 square feet.

Jack Graham, individually and as trustee, sold 955 Margarita Circle to James and Lisa Brown, of Ormond Beach, for $325,000. Built in 1998, the house is a 3/2.5 and has a swimming pool and 1,578 square feet. It sold in 2004 for $261,000.

Emanuel and Susan Polizzi sold 147 Dawn Drive to James and Alyson Barringer, of Ormond Beach, for $265,000. Built in 1962, the house is a 2/2 and has a fireplace and 1,480 square feet. It sold in 2016 for $195,000.

Francine Rinaldi and Stephan Rinaldi sold 18 Beechwood Drive to Frank Folk, of Ormond Beach, for $192,500. Built in 1956, the house is a 2/1 and has 775 square feet. It sold in 2004 for $147,000.

KB Homes, of Jacksonville, sold 84 Bella Vita Way to Stephano and Eylen Salinas, of Ormond Beach, for $187,990. Built in 2020, the townhouse is a 3/3 and has 1,681 square feet.

Carl Goutell, of New Smyrna Beach, sold 795 Alcazar Ave. to Peggy Jensen, of Ormond Beach, for $185,000. Built in 1952, the house is a 2/1 and has 1,178 square feet. It sold in 2019 for $112,300.

James Dickie, of Garland, Texas, sold 632 Robin Road, Unit A, to Giancarlo Garabis, of Ormond Beach, for $149,000. Built in 1947, the villa is a 2/1 and has 808 square feet. It sold in 2005 for $133,000.

Yvonne and James Price, of Ontario, Canada, sold 453 S. Atlantic Ave., Unit 4080, to Ellis Capital LLC, of Orlando, for $55,000. Built in 1987, the studio-style condo has 297 square feet. It sold in 2018 for $80,000.

Fredrick Werstle sold 50 Levee Lane to Tara Spini, of Ormond Beach, for $221,000. Built in 2011, the house is a 3/2 and has 1,439 square feet. It sold in 2015 for $146,000.

Ormond Lakes

Daniel D’Antonio and Meaghan McCracken, of Tampa, sold 23 Indianhead Drive to John and Jennifer Kiel, of Burke, Virginia, for $372,000. Built in 2002, the house is a 4/3 and has 2,543 square feet. It sold in 2008 for $330,000.

The Trails

Robert and Catherine Miller, of Ormond Beach, sold 8 Crooked Tree Trail to Matthew and Jillian Spellacy, of Ormond Beach, and Kevin Spellacy, of Bloomfield, Connecticut, for $299,000. Built in 1977, the house is a 3/2.5 and has a fireplace, swimming pool and 2,216 square feet. It sold in 2012 for $178,000.

Jerry Murray, individually and as trustee, sold 27 Birchwood Trail to Gary Hersom, of Ormond Beach, for $147,500. Built in 1979, the house is a 2/2 and has a fireplace and 1,261 square feet. It sold in 2003 for $115,000.

Tomoka Estates

Don and Jennifer Calton, of Port Orange, sold 220 Coquina Ave. to Emily and Nicholas Ricca, of Ormond Beach, for $205,000. Built in 1956, the house is a 4/2 and has 2,076 square feet. It sold in 2019 for $102,300.

Michael and Stephanie Staff, of Ormond Beach, sold 190 Gamble Ave. to Melissa Wilcox, of Ormond Beach, for $195,000. Built in 1959, the house is a 2/1 and has a fireplace and 1,014 square feet. It sold in 2019 for $82,500.

Larry Robinette and Gwen Simmons sold 34 N. St. Andrews Drive to Robert and Catherine Miller, of Ormond Beach, for $320,000. Built in 1971, the house is a 4/3 and has a fireplace and 3,162 square feet. It sold in 2016 for $257,000.

Tymber Crossings

Amy Combs, of Port Orange, sold 26 Stallion Way to Carlos Fernandez-Maymi, of Ormond Beach, for $385,000. Built in 2002, the house is a 4/3 and has a swimming pool and 2,499 square feet. It sold in 2002 for $203,900.

Ormond-by-the-Sea

Frank and Donna Deizingaro, of St. Augustine, sold 3129 John Anderson Drive to Joseph and Karen Hughes, of Knoxville, for $486,500. Built in 2002, the house is a 2/2.5 and has a fireplace and 1,952 square feet. It sold in 2014 for $385,000.

Theresa Sherman, individually and as trustee, sold 2148 John Anderson Drive to Scott and Maria Brown, of Bay Shore, New York, for $450,000. Built in 1970, the house is a 3/3 and has 2,523 square feet. It sold in 2018 for $435,000.

Bella Bear Properties LLC, of Lake Helen, sold 6 Melaleuca Circle to Kathleen Murphy, of Ormond Beach, for $340,000. Built in 1962, the house is a 3/2 and has a swimming pool and 1,772 square feet. It sold in 2015 for $163,400.

Joseph and Karen Hughes, of Knoxville, sold 3170 Ocean Shore Blvd., Unit 104, to Jessica and Douglas Ruscitti, of Oviedo, for $279,900. Built in 1994, the condo is a 3/2 and has 1,300 square feet. It sold in 2014 for $200,000.

Hartsell Frazier LLC, of Lexington, Kentucky, sold 142 Brendale Drive to David Goodsell, of Ormond Beach, for $185,000. Built in 1958, the house is a 3/1 and has 854 square feet. It sold in 2014 for $110,000.

Vincent Zuppe, of Ormond Beach, sold 28 Brooks Drive to John and Laura Kraus, of Ormond Beach, for $84,000. Built in 1951, the house is a 1/1 and has 528 square feet. It sold in 2000 for $30,000.
