Total Comfort, an Ormond Beach air conditioning and heating company, is planning to construct a two-phase development at 1345 N. U.S. 1, which will include an outdoor RV and boat storage rental space.

A neighborhood meeting was held to discuss the project on Tuesday, March 12, at the Ormond Beach Senior Center art room, where project engineers Steven Buswell and Parker Mychenberg talked about the development to about 13 people, including city staff. Total Comfort Owner and President Dan Hucks said Total Comfort and the RV and boat storage facility were two separate businesses under the same Cameo Solutions LLC.

The RV and boat storage facility was added by the company to help fund the new Total Comfort building. It could house up to 150 vehicles.

“We came up with something that would generate an income," Hucks said.

The new Total Comfort building will be a two-story 26,514 square foot building in the front of the property. A 750 square foot sales office for the storage facility will be located behind it. The project also includes two 30,000 gallon storage tanks, and the property is currently zoned light industrial.

It's likely residents who live in proximity to the project will receive another notice in the near future, as Total Comfort is expecting to seek a special exception for outdoor storage. The company has a designated area in its development which it hopes to use as storage for AC units and spare parts.

A citizen raised concern over spare parts scattering during a storm, and Hucks reassured her the company keeps parts in secure storage containers.

“We’ve been in Ormond for 43 years, so we want to make sure that we’re not a detriment to the community," Hucks said.

Total Comfort's current facility is located at 400 N. U.S. 1.
