Two businesses in Ormond Beach are on the move. Tyler Property Management plans to move soon from their Holly Hill location to the building at 198 S. Nova Road, formerly the location of a swimming pool supply company.

The Global Montessori School of Ormond Beach has moved to 53 N. Old Kings Road from their location in Christ Presbyterian Church on West Granada Boulevard.

Tyler Management says rentals are in demand

After leasing a property in Holly Hill since 2004, Steve Tyler is looking forward to moving into his own building in Ormond Beach, where he originally started the company.

“We’re excited about it,” he said.

Tyler says there’s currently a demand for rentals in the area. They have more than 500 properties and sometimes there are only four or five vacancies in a month.

“In the big depression, people lost their homes and now many of those people are looking to rent,” he said.

Unfortunately, he said, many of the foreclosed homes are not on the market, or need repairs because they sat empty for a long time. He said sometimes a financial institution does not want to pay for air conditioning while the home is unoccupied. Houses that are not air conditioned can develop mold and other problems.

Also, he said some people prefer to rent, even if they have a high income and can afford a home.

“When I was young, everybody felt they had to own a house, but not so today,” he said. “It was good for the economy.”

Another demand on rentals is the influx of workers on the big projects in town, such as the Speedway renovation.

“At the Speedway, there were 1500 workers at one time,” he said.

He said coming projects such as the Hard Rock Hotel and the Interstate 95 revamp will also have an impact.

The company, which has nine employees, manages properties for people who want to rent out their homes, including finding tenants, preparing the lease, maintenance, etc.

They also sell real estate and have a home watch service when people are gone. They will make sure the air conditioning is running, doors are locked, etc., and will provide the same service for condos.

He likes the location on heavily-traveled Nova Road, plus it’s by a stop light.

Montessori School has plans for growth

The Global Montessori School of Ormond Beach extensively remodeled the space they are now leasing on Old Kings Road and they are looking for future growth.

There’s a waiting list for the school, which currently has about 35 students. The ages range from infant to lower elementary children, ages 6 to 9. Their plan for the future is to expand to the upper elementary.

Another plan for growth is the Montessori Teaching Research Institute, now being developed, where teachers can become certified in the Montessori process. They currently have eight teachers.

The owners have been local educators for several years. Amber Cipolloni, who has a master’s degree in the Montessori method, was head of the English Department at Bethune-Cookman University for 11 years.

Her husband, Dr. David Cipolloni, has a master’s degree in child development and a PHD in psychology, which he currently teaches at B-CU.

The hours of the school are 7:30 a.m. to 5:30 p.m., but the Cipollonis emphasize it is not a daycare.

Even the youngest children learn cognitive and motor skills, language, etc.

Amber Cipolloni says it’s very important that all of the children feel safe and secure.

“The school focuses on making the child feel loved and special,” she said.

One of the Montessori methods is that ages are mixed in classes. This allows children to learn from each other, and the older ones can help the younger children, they said.

Another aspect is more freedom with learning structure. The children have a choice in what they study, within guidelines.

Dr. Cipolloni said some people think this method is chaotic, but that s a misinterpretation and the education is comprehensive.

“The choices are structured,” he said.

His wife agreed, saying, “Children learn when they are content.”
