Mosaic opens doors to home buyers

Mori Hosseini, chairman and CEO of ICI Homes, said he is delighted to bring Mosaic, his newest development, to his “hometown” of Volusia County. An Ormond Beach resident, Hosseini has built similar neighborhoods around the state.

The company is promoting Mosaic as a “close-knit community for the young and young-at-heart” with no age restrictions. There will be several casual gathering spots where residents can socialize, including a fire pit, boardwalk at the lake, club pool, fitness center, trails, pocket parks and some things not normally found in planned communities, a playground for children, community garden and an amphitheater, according to promotional literature.

“We believe a retiree enjoys seeing young people play and then he doesn’t feel so old,” Hosseini said at a premiere for the model park on April 11 for invited guests. “We believe in a full life.”

Located on LPGA Boulevard, the entrance to Mosaic is International Tennis Drive.

“Mosaic” refers to the variety of people living in the community. It's seen as an alternative for home buyers who wish to be in a community with all age groups.

 

BUILDING INTEREST

 

The official public open house is 10 a.m. to 2 p.m. on April 14, but a lot of interest has already been shown. The company has been busy handling inquiries about the community for the past three months. Rosemary Messina, vice president of marketing and sales for ICI, said they already have nearly 20 contracts.

“There’s been an amazingly enthusiastic response,” she said. “I knew the time was right. There has been so much job growth.”

She said they are drawing interests from all ages, from young families to empty-nesters. She also pointed out that the homes are “smart” where controls can by synced with a phone.

“You’ve got to have young people to figure out the technology,” she said with a laugh.

Samuel Morrisett, ICI division manager for East Central Florida, said most of the interest has been from locals with about 15% from out of town. He sees the homes as an option for millennials, with prices starting in the mid-200s.

About 1,200 homes are planned for the site. Buyers have a choice of 55-foot or 60-foot wide lots, so the total at build-out will depend on the mix of lot sizes, Morrisett said. They are all 120-feet deep. Morrisett expects full build-out in about 10 years, though it could be sooner, depending on demand.

 

NO COOKIE CUTTER

 

Five different model homes are available for touring. They range from 1,650 square feet to a two-story house with 2,750 square feet. All homes can be customized.

The various styles will prevent the community from looking “cookie-cutter” Messina said.

Homes will be built as they are purchased, so people can choose options. However, more models are being built and Messina said they are often sold.

“There’s a surge in people buying model homes,” she said. “People want them already decorated and ready to move in.”

Many Realtors were at the VIP event, including Bill Navarra of Realty Pros Assured, who said ICI partners well with Realtors and builds quality homes.

“The real estate community has a great love for ICI,” he said.

Mosaic, which is down the road from Margaritaville, a housing development that was started last year, adds to the population growth of the LPGA/Williamson area which is expected to draw crowds to Tanger Outlets and planned retail centers, gas stations, etc. These nearby businesses are touted as advantages for those living in the communities.
